BORN AGAIN- IS IT A LITERAL BIRTH OF A SPIRIT IN US THAT WAS NEVER THERE BEFORE? OR JUST A NEW WAY OF THINKING? John 3:1-8

In John3 when Jesus tells Nicodemus he must be born again because what is born of the flesh is flesh. And what is born of the Spirit is spirit. He is not saying he must be born of the Spirit because being only flesh he is evil, or sinful by nature. As so many falsely teach. Not only because the word flesh in the Bible does not mean that. But, also because when understood in context there is no way a person can come to the conclusion that it does mean evil or sinful. When used in the scriptures flesh never means evil or sinful.
